Rates are actually reasonable from a historic standpoint.
When a RE bubble pops it’s really hard to blow it back up and especially so if the biggest economy in the world is your next door neighbour and keeps rates H4L.

Many of those ‘above 30 year mortgages’ are infinity mortgages as they have a negative amortization. Principal gets added and just get bigger and bigger with time. Basically the worst kind of rental.

Not a popular opinion maybe but $ATNM , a tiny company, has done something extraordinary with little resources. Yes it was slow but I doubt any big pharma would ever have had the foresight and tenacity to get these transformative therapies to market.

This is an error in logic. The down payment is just a symptom of crazy expensive and out of reach prices. Making the down payment trivial to get is what causes crazy housing bubbles. The biggest hurdle for financially savvy people would be outrageously crazy prices...
